We have designed for four different Phases for construction and inauguration. Now Phase -I construction is on and the construction is on fast track.
5. When is the inauguration planned for Phase -I?
By March 2010.
6. How many buildings are planned?
12 Buildings. [2 Buildings as per Villa Type 2 BHK] and [10 Buildings each having two portions for two families to live as per Type A (1 Option), Type A (Option2), Villa Type 3]
7. How many number of families planned in Phase – I?
Total 22 families with minimum number of 44 people.
8. What about balance Phase – II, III, and IV?
Their time schedule is as follow.
Phase II - Bookings open for 38 units, ready for possession by June 2010. In addition to these units, the completion and inauguration of Common Utilities will take place.
Phase III - Bookings open for 28 units, ready for possession by November 2010.
Phase IV – Bookings open for 64 units, ready for possession by June 2011.
Once all phases are complete, there will be a total 154 accommodations. A total of 154 families will reside in Tapovan, once fully operational. The numbers of families may go down if any one takes one full building.

No, it is not a sale it is against un-registered written lease agreement on stamp paper of Rs.100. The lease period is for 20 years, renewable for any number of blocks of 20 years by the resident if so desired in his or her name.
10. Then for lease agreement, Is there any lease-deposit payable?
Yes, there is deposit applicable for each kind of accommodation specified in each Villa Plans.
11. Can we select the accommodation based on the plan? Lease Deposit Details?
Yes, you can select as per the plans attached. Similarly, for each plan there is deposit specification, kindly refer the Table No. 1 Lease Deposit Details.
12. Is there any lock-in period for the lease deposit?
Yes, there is a lock-in period of 36 months from the date of possession the accommodation.
13. Is the deposit refundable?
Yes, it is refundable after deducting the Corpus Fund of Rs.1 Lac. While you are allowed to vacate anytime, such, refund is also allowed only after 36 months from the date of possession of the accommodation.
14. Is the lease transferable?
No, it can not be transferable. However, at the time of lease, nomination can be given. It can be anybody including legal-heirs. Only one-time nomination is allowed through the lease. If the nomination is not given. The refund will go to the legal-heir. However, the process of 36 months lock-in period has to be completed. The written declaration of nomination will reflect as an annexure with lease agreement.
15. How to determine the legal-heir position?
The resident has to declare on legal-heir. The written declaration of legal-heir will reflect as an annexure with lease agreement. After the life-time of the resident, refund will be given only to legal-heir after ascertaining the lock-in period of 36 months and ascertaining the pucca proof.
16. Is there any maintenance other than the deposit?
Yes, it is Rs.1800 for Villa Type 1 BHK, Villa Type 2 BHK. And Rs.1100 for Type A (Option 1), Type A (Option 2), Villa 3 Type. This is for cleaning each residence. However the detergent for washing the clothes should be provided by the residents. The washing will be done once in two days. During the cleaning resident has to be present.
17. Is there any food charges?
Yes, It is estimated as Rs.100 per day per head [covers Coffee, Break-Fast, Lunch, Tea, Dinner]. However, anybody plans to be away from common kitchen continuous for minimum of 5 days, he/she needs to inform the kitchen management in-advance. So, they will not be charged for the same. This kind of facility is allowed only 12 times in a year. Or only 90 days continuously when resident is away with their children. Balance absent days will be charged.
18. Is there Personal Cooking allowed in the residence?
Yes, you are privileged to have anything cooked by your own in-addition to otherwise provide in the common kitchen.
19. Is gas connection possible for the resident?
If earlier connection address and earlier ration –card surrounded, we can organize. There is agent, he will charge you nominal.
20. What about Internet Connection?
Yes, Centralized Internet Connection will be provided in the office, anybody can use and for which normal charges will be collected.
21. Is Personalized Telephone and Internet possible?
Yes, BSNL connection Exchange is available you can avail, the monthly bills can be paid by you directly or taking assistance from External Consultant arranged by Tapovan @ Rs.30
22. Is Personalized Cable connection/ Tata Sky possible for the TV?
The answer is, yes, you can avail, the monthly bills can be paid by you directly or taking assistance from External Consultant arranged by Tapovan @ Rs.30.
23. Are there payment schedule by installment allowed ?
Yes, excepting for plans Villa Type 1 BHK, Villa Type 2 BHK as there are specific requirements. For other plans are allowed, kindly refer Table 3 of Payment Schedule by Installments.
24. Are there any more special discounts allowed if payments are made in lumpsum ?
Yes, Special Discounts are there, kindly refer Table 2 of Special Discounts.
25. Details about Solar Street Lights ?
From main road to project site, the Solar Street Lights will be put-up before inauguration of Phase – I.
26. What about water ?
One strong bore-well we have sufficient for Phase – I, also before inauguration of Phase – I , the installation of R-O plant will be completed and connected to the bore-well.
Similarly, before inauguration of Phase – II , there will be one more bore-well dug, that will be connected to the R-O.
Third bore-well will be dug and connected to the R-O, before inauguration of completion of Phase-IV Similarly, before inauguration of Phase – II.
27. What about common facilities and their infra-structure ?
Common facilities like Big Kitchen, Big Hall for Dinning, Prayer & Meditation Centre will be operational after Phase – II inauguration.
28. What about Kitchen and Dinning for Phase – I ?
One Villa additionally constructed will be used as Kitchen & Dinning Hall for Phase – I , which will continue function till inauguration of Phase – II.
29. What about Clinic ?
Qualified Ayurvedic Physician & Allopathic Physician will be ready at the complex from Phase – II inauguration. The clinic is for the regular check-up & emergencies by allopathic physician. For chronic cases can be attended by ayurvedic physician.
For which, normal charges will be charged by the physicians. The settlement can be done directly.
30. If outside hospital is preferred, what kind of facilities are available outside ?

31. If attendants required at our residents or at hospitals, can it be arranged ?
Depending upon your requirements, they can be arranged through external consultants by Tapovan. Who will charge your nominal and payment can be made directly.
32. Call Taxies and Ambulance ?
We are tieing with operators, charges can be settled directly.
33. If i do not want to eat in Tapovan, is there any charges payable ?
Yes, there is a minimum charges of Rs.500 per person x 2 persons (applicant and co-applicant). However you can make your own arrangement. But in general we do not encourge this. Also, the kitchen we have provided, need to be inspected by you whether it is sufficient space for cooking.
34. Are Non-Vegetarian, Cigar, smoking, Drinking alcohol allowed ?
No, not allowed, strictly prohibited inside the complex
35. Is there any possibility in the future for Medical Support Permanent Basis for Severely suffering patients ?
A gentleman is discussing with us to put up 32 bed ( Ground 16 and First 16 ) Dormitory type . Which will be in the layout of Tapovan, run by separate individual. Which can be availed by the residents at their own cost without involving Tapovan Billing. However moral support will be given by Tapovan Senior Citizen Foundation.
